Why Conventional Lenders Ask for W2s and Tax Returns

How RCFE-Specific Underwriting Works
Specialized RCFE lenders don't underwrite based on your personal income. They underwrite based on the facility's operating performance.
The question isn't "how much do you personally earn?" It's "does this facility generate enough cash flow to service the proposed debt?"
To answer that question, lenders look at:
Facility Operating Statements Your profit and loss statements — typically 12 to 24 months — show the facility's revenue, operating expenses, and net operating income. This is the primary underwriting document for an RCFE loan.
Census and Daily Rates Occupancy and daily rates determine revenue. A facility running at 90% occupancy with competitive daily rates tells a very different story than one running at 60%.
Debt Service Coverage Ratio (DSCR) Lenders calculate DSCR by dividing the facility's net operating income by the proposed annual debt service (principal and interest). A DSCR above 1.25 generally indicates the facility generates sufficient cash flow to cover the loan payment with a comfortable margin.
Property Value The real estate is the collateral. An appraisal will assess the property's value, which determines the maximum loan amount relative to LTV.
What Documents You Do Need
While W2s and personal tax returns are typically not required, you will need to provide:
- 12–24 months of facility operating statements (P&L)
- Current resident census and daily rate schedule
- DSS license (current and in good standing)
- Property information (address, bed count, condition)
- Purchase agreement (for acquisitions) or current mortgage statement (for refinances)
